Welcome to Cheyenne

About F.E. Warren and Cheyenne

F.E. Warren Air Force Base sits on the west side of Cheyenne and is home to the 90th Missile Wing. The base is one of the oldest continuously active military installations in the country, and Cheyenne has a long history as a military town. You will find neighbors, coaches and coworkers who have made the same move.

Cheyenne is Wyoming's capital, at the junction of I-25 and I-80. Fort Collins is about 45 minutes south, Denver International Airport is roughly an hour and a half away, and Laramie and the Snowy Range are to the west. Wyoming has no state income tax.

Expect wind, dry air and four real seasons. Cheyenne Frontier Days takes over the city every July, and the rest of the year the draw is space, a manageable cost of living and easy access to the outdoors.

Financing

VA loans and assumable loans

A VA-backed purchase loan lets eligible buyers purchase with no down payment in many cases and no private mortgage insurance. You will still pay a VA funding fee unless you are exempt, and closing costs apply. Start with VA home loans on VA.gov and get your Certificate of Eligibility early.

Assumable VA loans can be a big deal when rates are higher than they were a few years ago. A qualified buyer may be able to take over a seller's existing VA loan and rate, with lender approval. Entitlement rules matter here, so talk with a VA-savvy lender before you count on one.

From a client

A service member on buying from overseas

“Across the world during military tour, I cold called her to take action on a house that I thought would be gone incredibly quick. She was out at the house with videos within an hour. … I will forever be grateful for her efforts in making our forever dream home happen at the drop of a hat.”

FAQ

Common questions

Can I buy a house in Cheyenne before I arrive?

Yes. Many service members buy from another base or overseas. Mariah does live video walkthroughs, coordinates inspections and works with lenders and title companies that close remotely, so you can be ready to move in when you arrive.

Can I use a VA loan in Cheyenne?

Yes. Eligible service members and veterans can use a VA-backed home loan, often with no down payment. Check your eligibility and get your Certificate of Eligibility through VA.gov.

What is an assumable VA loan?

Some sellers have VA loans that a qualified buyer can take over, sometimes at the seller's original interest rate. The lender and the VA have to approve the assumption, and entitlement rules apply, so ask your lender early. Mariah can help you find listings where an assumption may be possible.

What is BAH in Cheyenne for 2026?

For the Cheyenne military housing area in 2026, BAH with dependents is $1,539 for an E-4, $1,653 for an E-5, $2,217 for an E-6, $2,301 for an E-7 and $2,442 for an O-3, per the Defense Travel Management Office. Confirm your rate with the official calculator.

Should I buy or rent for a three-year tour?

It depends on prices, your rate and whether you would keep the home as a rental after you PCS. Mariah can run both scenarios with real numbers so you can decide.
