Living in Loveland, Colorado
Lakes, public art and the road to Rocky Mountain National Park, between Fort Collins and the Denver metro.
Why people move here
Loveland at a glance
Loveland calls itself the Sweetheart City, and every February its valentine remailing program still stamps cards from all over the country. The nickname fits the town's pace: a real downtown, a busy arts scene and lakes in the middle of neighborhoods.
Art is everywhere. The Benson Sculpture Garden and the city's public art collection put sculpture in parks and along streets, and the downtown has galleries and foundries tied to that tradition. Lake Loveland sits near downtown, and Boyd Lake State Park on the east side is the summer spot for boating and paddleboards.
US 34 runs west from Loveland up the Big Thompson Canyon toward Estes Park and Rocky Mountain National Park, so mountain weekends are an easy drive. On the I-25 side, the Centerra area has shopping, medical offices and newer neighborhoods, and the Northern Colorado Regional Airport sits between Loveland and Fort Collins.
Prices
What the market looks like
Per Redfin, Loveland's median sale price was $499,762 for the three months ending September 2026, essentially flat from a year earlier, with a median of 61 days on market. That puts Loveland below Fort Collins ($549,738) and above Greeley ($423,158) on Redfin's numbers for the same period.
Homes near the lakes and on the west side, closer to the foothills, tend to sell at a premium. East of I-25 you'll find more new construction. Numbers move month to month, so use them as context, not a price.
